These terms cover this website and the pest, mosquito and lawn work we do for you. Using the site or booking service means you accept them. If something here does not match what we told you in person, call us and we will sort it out.
Who we are
All American Pest Mosquito & Lawn is a family-owned, licensed and insured pest control and lawn company based in Melissa, TX, serving homes across North Texas. In these terms, "we" and "us" mean the company, and "you" means the person requesting or receiving service.
Using this website
The site is here to describe our services and let you reach us. You may read it, print it and share it. Please do not copy the text, photos or logo for your own business, scrape the site, or try to break it. The words, photographs and design on this site belong to us or are used with permission.
We keep prices, service descriptions and coverage areas current, but this site is not an offer or a contract. Nothing on it is a guarantee of a particular result on your property.
Quotes and scheduling
Quotes are free. A quote is based on what we can see and what you tell us, so a price can change if the property, the pest pressure or the scope turns out to be different once we are there. We tell you before we do the extra work, not after.
Submitting the form does not book an appointment. It starts the conversation. A job is booked when we confirm a date and time with you.
Getting the property ready
For us to treat effectively and safely, we need you to:
- Give us access to the areas being treated, including gates and side yards
- Keep people and pets off treated areas until the surfaces are dry, or for whatever time the technician tells you
- Move or cover things we ask you to move, such as pet bowls, toys and food
- Tell us in advance about anyone in the home who is pregnant, chemically sensitive, or has a medical condition affected by treatment, and about fish tanks, beehives or livestock on the property
- Tell us about dogs that will be loose in the yard
If we arrive and cannot get to the work because of access, weather or safety, we will reschedule.
Our guarantee
If covered pests come back between scheduled visits on a recurring program, we come back and re-treat at no charge. Call or text us and we will get you on the schedule.
The guarantee covers the pests named in your program and applies while your account is current and the program is active. It does not cover new infestations of pests outside the program, damage that already existed, conditions we told you needed correcting that were not corrected, or re-entry caused by things like an untreated neighboring property, a structural gap left open, or standing water we asked you to drain. One-time treatments are not covered by the recurring guarantee unless we say so in writing.
Payment
Payment is due when the service is performed unless we agree otherwise in writing. Recurring programs are billed per visit or on the schedule we agree to when you sign up. Returned payments and past due balances may pause service and the guarantee until the balance is cleared.
Cancellation
Call or text to cancel or reschedule an appointment. Give us as much notice as you can so we can fill the slot. You can cancel a recurring program by telling us. We will finish or bill any visit already performed. We can also end service, and we will tell you why.
What we cannot promise
Pest control manages pests. It does not sterilize a property. Weather, landscaping, neighboring properties, construction and food sources all affect results, and none of them are ours to control. Lawn work depends on water, soil and season. Outside of the guarantee above, service is provided as is, and we disclaim implied warranties of merchantability and fitness for a particular purpose to the extent the law allows.
Limits on liability
We are licensed and insured, and we stand behind our work. Where the law allows, our liability for any claim connected to service or to this site is limited to the amount you paid us for the service the claim is about, and we are not liable for indirect or consequential losses. Nothing here limits liability that cannot be limited under Texas law, including liability for personal injury caused by our negligence.
Complaints
Call us first. Most problems are a return visit and an apology. Pest control in Texas is regulated by the Structural Pest Control Service at the Texas Department of Agriculture, and complaints can also be filed there.
Governing law
These terms are governed by the laws of the State of Texas, and any dispute belongs in the state or federal courts serving Collin County, Texas.
Changes
We may update these terms. The version on this page at the time you book is the one that applies to that job, and the date at the top tells you when it last changed.
